If you plan to hire a professional mold remediation service, the answer is "yes," and "no." "Yes" if it is for a commercial location. And, "yes," if it is a residence and there are more than 10 square feet of contiguous, visible mold growth. "No," if there are less than 10 square feet of contiguous, visible mold.
If you plan to do the mold remediation yourself, you can do it yourself, no mold specialist and no professional mold assessor are necessary.
Because of our exclusive rights to our patented dry fog system, commercial and government entities often seek us out and engage us before an inspection. For many companies, our dry fog represents their best option for reducing building downtime and overall cost. We could perform the inspection and can make recommendations, but our strength is in performing the demolition, clean up and mold remediation work. Pure Maintenance can help regardless of whether the answer is "yes" or "no." For a certified mold assessment, the full mold inspection can cost up to $600 and take three days to get the test results back from a third-party lab. If we conduct these mold tests, we can not perform the mold remediation. The same company that conducts the inspection and testing can not also do the mold remediation; per Florida law. There are two exceptions to this law.
The first exception is if there are less than 10 square feet, we can then perform both the inspection and the remediation. This would be a free inspection, saving you $600 and three days of your time.
The second exception is unless one of our clients intends to submit a claim to their insurance company, an officially certified mold inspection may be entirely unnecessary. The client can either clearly see mold is growing, and/or it is making them sick. They then, in essence, performed their own inspection and hire us to go ahead and get the demolition and removal, and mold remediation is done as quickly as possible. We then perform the mold and air quality tests afterward to verify the restoration of the home's air and health.
Last note... if the mold growth has been active for years, then structural damage could very well have occurred. Once remediation is complete, we always recommend an inspection and buy-off from a civil and or structural engineer.
If you want your insurance company to pay for it, and they require the tests to prove a certain type of mold or mold in general, then "Yes!" Otherwise, the answer is almost always... "No," mold testing or air quality testing is completely unnecessary." This is because the State of Florida does not require a mold test for less than 10 contiguous square feet of visible mold in residential settings. But perhaps more importantly, if you have made your decision that you want the mold you see to be removed and remediated professionally then paying for an inspection you already did yourself would be a waste of money. Going direct to remediation can be the right decision.
For homes, one test is almost always sufficient, and you can expect to pay $199 for a single mold test done by a third-party certified lab. If you want us to come out, we charge an additional $99 service fee to come to your home to collect then submit samples to the lab.
For larger commercial properties, several samples are necessary and the cost increases with each additional sample. There can be a slight reduction per $199 test if enough tests are done.
